<p id="paragraph2">Susie&#8217;s home, however, does have a few things her competition might not.</p>
<p id="paragraph3">&#8220;In comparison to everyone else I talk to, our energy bills are really low,&#8221; she says.</p>
<p id="paragraph4">The reason is because there&#8217;s a list of about twenty eco-friendly features to the house including a tank-less water heater, low flow toilets, and energy saving lighting.  The porch is made out of recycled trash bags.  Hardwood floors and eco-friendly paint emit almost no toxins inside the home.  In color and concept, this house is green.</p>
<p id="paragraph5">&#8220;There is a lot of desire for homes that have green elements to them or create healthier living environments,&#8221; says <a title="Jim Simcoe" href="http://www.nbcsandiego.com/topics?topic=Jim+Simcoe">Jim Simcoe</a>, a certified Eco-Broker and green consultant.  He&#8217;s also selling that home in Encinitas.</p>
<p id="paragraph6">Simcoe says the estimated energy saving alone is a selling point buyers are after.</p>
<p id="paragraph7">&#8220;I think it&#8217;s a win win because, not only are you going to save a certain amount, anywhere from 40% to 60% on the cost of operating the home, but you&#8217;re creating a healthier living environment for you.&#8221;</p>
<p id="paragraph8">In October, the median home price in <a title="San Diego County" href="http://www.nbcsandiego.com/topics?topic=San+Diego+County">San Diego County</a> fell again to $323,500.  That&#8217;s down almost 30% from the same time last year. While home sales are actually up, it&#8217;s misleading.  More than half of resales came from foreclosure properties not individuals.</p>
<p id="paragraph9">Despite the overall numbers, Simcoe says he sees a real demand for houses with green technologies, but hardly any of them on the market.  He says if someone is looking to sell, this is a way to set themselves apart.</p>
<p id="paragraph10">He says, &#8220;My hope is, in the future, this will not be an uncommon house, and that everyone will have an opportunity to live in a house like this.&#8221;</p>

			<content:encoded><![CDATA[<p>We recently visited Taos, New Mexico and got a chance to see the Earthship homes while were there.  These homes are constructed on brownfields and are largely made from waste products and renewable resources.  They also use rainwater harvesting systems and grey water systems to maximize the efficiency of their water use.</p>
<p>I found the homes to be surprisingly comfortable and modern on the inside.  I was expecting them to be more confined and damp.  Quite the opposite-they were sunny, warm and beautiful throughout.</p>
<p>The most impressive thing to me was in the design of the homes.  It was clear that the designer used every natural resource possible for the benefit of the home.  For example, some aspects of water were used 4 times.  Rain water was filtered and used in sinks, then re-filtered and used to in a washing machine, then refilter again and used to irrigate the organic vegetable garden.  Very intelligent use of resources.</p>
<p>While I don&#8217;t know if I could live in Taos in an Earthship, visiting definitely gave me great insight into how far you can stretch the natural resources around you.  It reinforced the concept of creating a true green plan and executing it accordingly.  Great experience.</p>

What does sustainable development mean? Why are we worried about issues like climate change, environment pollution and energy shortage? Why is everybody talking about sustainable development? Is sustainable development advice just the latest buzzword being thrown around? Is it simply fashionable to claim being eco-savvy and plant trees and switch to CFL bulbs to show proof?</span></span></p>
<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: 10pt; font-family: "><span style="font-size: 10pt; color: #000000;"> </span></span><span style="font-size: 10pt; font-family: "><span style="font-size: 10pt; color: #000000;">Al Gore, says, &#8220;<em>There is a growing feeling that we are reaching the limits of the Earth&#8217;s ability to sustain our civilization.</em>&#8221; That is the popular view and the answer to all these questions is an obvious ‘no&#8217;. The earth&#8217;s climate is being negatively affected and speeding economic development is undoubtedly leaving little for our future generations. The threat to our environment is real, clear and nearly here. How can we minimize the damage? Leave a healthier earth for our future generations? The answer lies in sustainable planning and development.</span></span></p>

<p class="MsoNormal" style="margin: 0in 0in 0pt;"><span style="font-size: 10pt; font-family: "><span style="font-size: 10pt; color: #000000;">Christine Ervin, Department of Energy Assistant Secretary for Energy Efficiency and Renewable Energy defines sustainable development as, &#8220;Sustainable development allows economic progress and environmental quality to be compatible goals. Communities are finding that sustainable development strategies save taxpayer money, improve the profits of local businesses, and make the community more livable.</span></span></p>

Green development initiatives are the first level solutions for sustainable development.</span></span></p>

We can continue using wood for building our houses and destroy all our forests or decide on healthier alternatives that help the economy grow and keep our planet safe and secure for our future generations to be able to build their houses. In this sense ‘people&#8217; form the pivotal point in the whole picture. Therefore, by definition, you and I, the individual home - owner, builder or real estate developer are part of the basic principles of sustainable development - people, planet, profits.</span></span></p>

Changing a bulb to CFL may not be the complete solution but it is a definite first step towards it. As a homeowner you can search for topics on sustainable development online and examine the different choices you can make for a greener home. Informative sustainable development articles abound on the web and there is a lot you can learn about making ecologically healthier choices for that new house you plan to build or for that re-modeling job you have in mind on your vacation home.</span></span></p>

Plus, sustainable real estate development has the thumbs up from the government - &#8220;In the not too distant future, all development will be green. Developers, builders and buyers will discover that green not only enhances their pocketbooks, but also their health and the quality of their lives. The developers who grasp this first will have an edge in a massive, emerging market&#8230;&#8221; - William S. Charles Zimmerman, Wal-Mart&#8217;s vice president of prototype and new-format development says they have managed to do this by using, <em><span style="font-family: ">&#8220;refrigerators that generate 50% less heat and no mercury, low-heat lighting sources, bathrooms with low-flow fixtures and waterless urinals that cut water bills in half&#8221;. </span></em>Other Wal-Mart initiatives like ‘Daylighting&#8217; have paid for themselves in less than 2 years.</span></span></p>

According to the results of the survey, only 50% of the surveyed organizations had a formal or informal policy or a green business guide regulating their Environmental Policies.</p>
<p>
  <span id="more-35"></span><br />
A whopping 43% of the same sample had no such policy or plans to implement one in the next 12 months. These are disappointing statistics and the predominant reason (85% of the surveyed companies) seems to be the implementation cost.</p>
<p> However, according to a report released by Gregory H. Kats, a leading expert on green buildings and Ex-Director of Financing for Energy Efficiency and Renewable Energy, at the US Department of Energy, the perception that green buildings and workplaces cost more than conventional buildings is overstated. On the contrary, Mr. Kat&#8217;s findings reveal that green buildings provide more financial benefits than their conventional counterparts. For example, an initial investment of up to $100,000 for including green building features into a $5 million project would result in savings of at least $1 million over the next 20 years. Mr. Kat&#8217;s report shows that a minimal upfront investment of about 2% of construction costs yields life cycle savings nearly 10 times the initial cost. Therefore, integrating ‘sustainable&#8217; initiatives into a green workplace has among others, pure financial benefits.  </p>
<p>Beyond savings from constructing a green workplace, there are other benefits of going green, too. These in turn lead to more long-term benefits for a business; benefits that pay over a much longer time period than from one monthly energy bill to the next.  </p>
<p><strong>Going green and adopting sustainable workplace practices has been shown to lead to:  </strong></p>
<ul>
<li> Increased customer confidence    </li>
<li>Improved employee morale and employee health</li>
<li>A stronger public image for the company    </li>
<li>Ease in hiring quality human resources and attrition rates that are lower than industry average    </li>
<li>Financial savings for the business    </li>
</ul>
<p>According to Kevin Doyle of The Green Economy, green businesses are currently growing at an average of 5% per annum. Green business by itself is a $12 billion industry and is slated to serve the needs of giants such as Wal-Mart, General Mills, Kraft Foods and Dean Foods that are increasingly turning to green initiatives that will allow them to sell eco-conscious merchandize.    </p>
<p><strong>Promoting green workplaces also has operational benefits like:    </strong></p>
<ul>
<li>Energy and water savings</li>
<li> Reduced waste and subsequent lower costs for waste management    </li>
<li>Improved indoor environmental quality    </li>
<li>Greater comfort for employees translating into higher productivity    </li>
<li>Reduced employee health costs, and    </li>
<li>Overall lower operational and maintenance costs.    </li>
</ul>
<p>Considering all the benefits together, one can say that a green business enhances the ‘Triple Bottom Line&#8217; of a business by making a positive impact on Natural Capital, Social Capital and Economic Capital. Following green business practices builds value for the company over the long term.    </p>
<p>However, despite such papers and studies and obvious evidence of financial benefits that result from following green business practices, most companies don&#8217;t feel the need to put a green business guide in place or approach an environmental services consultant for advice on the matter of going green at the workplace. For a lot of companies, their responsibility towards a greener, more eco-friendly workplace is over once the CFL light bulbs get installed.    </p>
<p><strong>Here are some measures you can take to make your organization and your workplace more environmentally friendly:    </strong></p>
<ul>
<li>Make green business practices a part of your management policies.</li>
<li>Seek assistance from employees in adhering to these policies; cooperation always leads to better results    </li>
<li>Put a recycling program in place. </li>
<li>Make a practice of re-cycling paper, computers, water, plastic, aluminum and other possible materials to reduce waste.    </li>
<li>Every small act that is environmentally conscious results in greater benefits in the long run. So get down to the micro level and take initiatives like buying paper with post-consumer recycled content and using more daylight to save on energy bills.    </li>
</ul>
<p>Every environmentally friendly initiative that you and your business take will have a deeper impact on the footprint we leave for our future generations to see.    </p>
<p><strong>Create an Eco-Charter and your Eco-Vision</strong><br />
  An eco-charter is a simple way to state your company&#8217;s environmental beliefs and commitments. It allows your employees, your customers, your vendors and prospective employees and media outlets to know exactly what sustainable commitments you&#8217;ve made.</p>
<p>    The importance of an eco-charter cannot be overstated. It can help your company in 4 distinct ways.    </p>
<p>First, it aligns your employees around a company goal no matter how disparate their job functions and roles may be. The ‘suits&#8217; now have something in common with the blue collar workers in the warehouse. When your employees are aligned around a common goal, your employee retention goes up, morale increases, and employee job satisfaction increases.  </p>
<p>Second, it demonstrates to people outside your company that you are making an active commitment to sustainability. This can lead to favorable media exposure, and can foster the growth of your company&#8217;s goodwill in the marketplace.</p>
<p>Third, it is a tremendous recruiting tool. There is an implicit assumption that a company that makes sustainability a priority will go the extra mile for their employees as well. The logic goes, If the company cares about the environment, they&#8217;ll care more about me too.</p>
<p>Fourth, an eco-charter separates you from your competition. Market differentiation and perceived value added are just a few of the benefits of initiating an eco-charter.</p>
<p>In short, an eco-charter is a simple way for you to take the lead in your marketplace, retain and hire talent and align all of your employees around a common goal.</p>
<p><strong>Sick Building Syndrome </strong>occurs when building occupants experience acute health and comfort effects linked with time spent in a particular building or area in a building, but the specific illness is not identified. Common symptoms include headaches, eye irritations, nose irritations, throat irritations, coughing, dry skin, itchy skin, dizziness, nausea, fatigue, difficulty concentrating, and sensitivity to odors. Those experiencing &#8220;sick building syndrome&#8221; generally experience relief after leaving the problem area.</p>
<p>Many older buildings have outdated ventilation of 5 cubic feet per minute (cfm) of outside air for each building occupant, which should be raised to meet the current standard of at least 15 cfm. Most indoor contaminants are emitted from a wide range of products within a building. Biological contaminants such as molds, bacteria, pollens, and viruses breed throughout buildings that are not properly maintained. In addition, poorly located vents, windows, and openings let in pollutants from vehicles, building exhausts, and plumbing vents.  </p>
<p>An indoor air quality examination of the HVAC system, possible pollutant pathways, and possible contaminant sources can be used to identify the problem. Occupants&#8217; symptoms and position in the building are considered. Pollutant source removal or modification, increasing ventilation rates, air cleaning, education, and communication can be used to minimize sick building syndrome. </p>

<p class="MsoPlainText" style="margin: 0in 0in 0pt;"><span style="font-family: "><span style="font-size: small;">I met with clients recently who wanted their construction company to be green.<span style="mso-spacerun: yes;"> </span>After we defined green to them we took a look at their goals.<span style="mso-spacerun: yes;"> </span>We found that by uncovering their true goals we discovered several additional revenue streams they hadn’t thought of.<span style="mso-spacerun: yes;"> </span>Originally their goal was to create an emergency shelter product that could be built onsite within a few days.<span style="mso-spacerun: yes;"> </span>After working together on their goals we found that their true goal was to create a product that was completely off the grid.<span style="mso-spacerun: yes;"> </span>Subsequently we discovered several different applications for their product and entire other markets for them to explore.</span></span></p>

<p class="MsoPlainText" style="margin: 0in 0in 0pt;"><span style="font-family: "><span style="font-size: small;">Some of the most powerful things you can do to green up your surroundings can also be the least expensive.<span style="mso-spacerun: yes;"> </span>For many clients doing a home remodel, we help them determine a budget prior to any work being done. Their budget coupled with their goals allows us to create a plan that works best for them.<span style="mso-spacerun: yes;"> </span>From a budget standpoint we look for solutions that focus on resource and materials conservation and reduction of energy usage.</span></span></p>
<p class="MsoPlainText" style="margin: 0in 0in 0pt;"><span style="font-family: "><span style="font-size: small;"> </span></span></p>
<p class="MsoPlainText" style="margin: 0in 0in 0pt;"><span style="font-size: small;"><span style="font-family: ">We also help clients combine solutions.<span style="mso-spacerun: yes;"> </span>For example, we might recommend more deciduous trees strategically placed near south facing windows with a rain water irrigation system. This provides summer shading, winter heating, reduced heating and cooling bills and reduced water bills.<span style="mso-spacerun: yes;"> </span>Combined solutions are great because there is only one expense for several solutions.</span><span style="font-family: Consolas;"> </span></span></p>

<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="font-family: "><span style="font-size: small;">Once your goals have been defined be very thorough when you interview prospective contractors, architects, consultants, etc. who are going to do the work.<span style="mso-spacerun: yes;"> </span>You want to make sure that the person you’re hiring has incorporated green as an integral part of their business and not just some ‘one off’ solution for the random client.<span style="mso-spacerun: yes;"> </span></span></span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="font-family: "><span style="font-size: small;">For example there is one paint company in San Diego I recommend because they are the only ones I know of who use no-VOC paint almost exclusively. They also offset their carbon emissions from their trucks through TerraPass.<span style="mso-spacerun: yes;"> </span>Being green and operating green isn’t a small part of their business, it’s one of the biggest elements of their company. </span></span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="font-family: "><span style="font-size: small;"> </span></span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="font-family: "><span style="font-size: small;">So, in essence, being green whether in a home remodel or at work, can be easy as long as you incorporate a few simple steps into the process.<span style="mso-spacerun: yes;"> </span>We are happy to answer your questions or provide solutions for your specific case, just give us a call. </span></span></p>
